Traverse City, Michigan, leads the US cities where home sellers are most open to a lower price.
WASHINGTON, DC, UNITED STATES, October 13, 2026 /EINPresswire.com/ — Homesage.ai released its Q3 2026 Investor Report today. The report shows where US home sellers are most willing to lower their asking prices. It covers 701,539 homes for sale as of October 6, 2026.
Homesage.ai’s proprietary technology gives each home for sale a Seller Motivation Score from 0 to 100. The higher the score, the more room there is to negotiate the price. In this report, a score of 50 or more counts as high.
What the data shows:
– Traverse City, Michigan, came first. 12.4% of homes for sale there scored high, almost double the US average of 6.8%.
– Coeur d’Alene, Idaho, came second at 12.0%. Kingsport-Bristol, on the Tennessee-Virginia border, came third at 11.3%.
– Sellers were least flexible in Lincoln, Nebraska (2.0%), Yuma, Arizona (2.0%), and the Omaha area of Nebraska and Iowa (2.9%).
– One in three homes for sale in the US (33%) has already dropped its price. The average drop is 5.9%.
– Price drops are more common in the top three cities, where 37% to 44% of homes have cut their price.
– In those three cities, homes sold between July and September dropped their price by 7.0% on average before selling. Between April and June, the average drop was 5.5%.
– In Kingsport-Bristol, a typical home sold between July and September went for 1.8% below its asking price.
Why this matters for investors:
When a seller is open to a lower price, an investor can buy for less. That leaves more money for repairs on a home they plan to fix and sell. It also helps the rent cover the monthly costs of a home they plan to rent out.
Sellers benefit too. Homes in distressed condition often sit on the market for months, and an investor willing to buy as-is helps the seller close faster.
“The asking price is only where the conversation starts,” said Blaze Dimov, CEO and Founder of Homesage.ai. “In Traverse City, about one in eight homes for sale has a seller ready to come down. Our Seller Motivation Score shows investors where those sellers are before they make an offer.”
How the score works:
– The score considers many different factors, including how long a home has been for sale, how often its price has changed, how nearby homes are selling, and the time of year.
– Time on the market matters most. 28.6% of homes listed for more than 60 days scored high, compared with 1.3% of homes listed for 60 days or less.
– The score covers only homes for sale, and 95.8% have one. It is part of Homesage.ai’s Full Property Reports and Investment Property Search. Developers can use it through the Homesage.ai Real Estate APIs.
About the data:
– The city rankings include the 223 US areas with at least 500 homes for sale. Lafayette, Louisiana, is excluded because price drops are rarely recorded there.
– Most homes in the data were listed after June 26, 2026, so homes that have been for sale longer make up a smaller share.
– Sold-home figures cover only part of the homes sold from May to September 2026. Idaho does not share sale prices, so Coeur d’Alene has no sold-price figure.
